When you call or send the form, we ask whether the house is going on the market or whether you are staying. We also ask how many fireplaces the property has and what kind they are.

Set the Day

The sweep clears creosote and soot first. Then we inspect from the firebox up to the cap, at the NFPA 211 level the visit needs. A sale gets the Level 2 camera inspection.

Selling, Staying, and What the Report Covers

In Brentwood, a lot of chimney questions come up because a house is about to change hands. The rest are about what a sweep or an inspection actually looks at. Both kinds are below.

Because it changes the visit. If the house is going on the market, the report has to stand on its own for a buyer's inspector, so we name every part, give its condition and add a photo. NFPA 211 calls for a Level 2 inspection when a property is sold, so we book that too. If you are staying, the report is for you, and it sorts repairs into what to do now and what can wait.
NFPA 211 says to inspect chimneys, fireplaces and vents once a year, and to sweep when the inspection shows it is needed. We do both on one visit, sweep first, so the inspection looks at a clean flue. On a canyon street, the spark arrestor and cap get checked on that same visit. The Getty Fire in October 2019 is a recent reminder of why.
Before the listing goes live, if you can. Then anything we find can be fixed on your timeline and the report is ready when a buyer asks for it. If you are already in escrow, call as soon as you know the dates. A Level 2 inspection includes a camera scan of the flue, and we pair it with a sweep so the camera sees the tiles and not the soot.
It lists the parts of the system one by one: cap, crown, flue tiles or liner, smoke chamber, damper, firebox and hearth. Each has a short line on its condition and a photo. Anything that needs work is marked now or later, with a plain reason. If the property has more than one fireplace, each one gets its own section.
Do not light a fire until someone has looked up the flue. Heat from a nearby fire can crack flue tiles, loosen a crown and warp metal parts without leaving a mark you can see from the yard. We start with a camera inspection and photograph what we find. Then you know whether it needs a sweep, a repair, or more than that.
No. We tell you what we found and why it matters, and we write it down. Nothing gets repaired until you have said yes to it. If something is a safety problem, we say so plainly and explain what could happen if the fireplace is used before it is fixed.
Yes. NFPA 211 covers vents as well as masonry chimneys. A gas visit looks at the burner, pilot assembly, thermocouple, logs, glass and the vent, and we run a CO check. If you are selling, a gas fireplace goes in the report like any other, with its condition and a photo.
Let the fireplace go cold for a full day. Clear the hearth and a few feet in front of it. If you have an old inspection report or a disclosure packet that mentions the chimney, have it out, because it tells us what was found last time.
