The inspection flagged the chimney. Next step?
Book for your buyer
Add the address and your client's details to the form. Our answer will have the next step.
What the flag actually says
The note names the chimney as a concern. It does not show you the flue, part by part, with a photo, and that is the record your buyer needs to read.
A Level 2 answers what the note could not.
Order it for the buyer
We book quickly, so the buyer is not waiting on us. Give us the address, a contact for access and a list of people who should get the report. You, the buyer, the seller, any mix is fine. Write-up and photos land on inspection day.
From Brentwood we reach Santa Monica and Pacific Palisades, Beverly Hills and West Hollywood, Culver City and the Malibu coast.
Part by part, with a picture
The report names every part and says what condition it is in, and every part has a photograph. Your buyer can read a line, see the image, and understand. We also sort repairs into now and later, so a buyer can see which items press and which do not.
Where our job stops
A Level 2 does not pass or fail a house. Say a part is below NFPA 211 or local code. The buyer might then ask the seller for fixes, a lower price or a second look. The buyer, the seller and the agents conduct that negotiation. For contract or legal questions, go to a lawyer.
What your buyer pays
The Level 2 is $390 and the Level 1 is $55.
- Camera scan, Level 2
- $390
- Level 1 visual check
- $55
Repair quotes come separately, after the inspection.
Agent questions
What makes a Level 2 different from a Level 1?
A Level 1 checks the reachable parts by eye. A Level 2 runs video the whole height of the flue, then looks into attic, crawlspace and roof spaces that allow entry.
Can I see the report before my client does?
If your client agrees to that copy list, yes.
Do you start repairs?
Not without a yes from the owner.
