What is in the file

Open the report and you find a heading for each fireplace. Under it come the parts, one after another, from the cap at the top down to the firebox. Each part has a condition and a photo. A resident, a board member or an insurer can find one fireplace without reading the others.

That is the whole record, and it is yours to keep, to file with the property papers or to hand to the next manager.

Selling or staying, for a building

We still ask our first question on every call, and it applies to a building too. If the property is in the middle of a sale, we write for the people reading it in the transaction. If it is staying put, the report sorts repairs into now and later, so a board can plan its spending across a season.

Counting the cost

The charge falls on each fireplace, using whichever level's amount you choose. Multiply by your count of fireplaces to reach your cost. Keep the count with your list of units, so the two match when we book.

Level 2 adds the camera, plus attic, crawlspace and roof sections, to what Level 1 covers by eye. NFPA 211 points to it after a fire or a quake, at a sale or transfer, and with a fuel change. If your building has met one of those, say so on the first call.
