Where the tour stops

On a tour you can look at the hearth and open the damper. That is as far as a person can see. Above that is a flue, and then a roofline.

Our camera goes the whole way up, and it comes back with pictures. That is the difference between a guess and a record.

The first call question

Every call starts with one question: are you selling or staying? For a sale, we set up a Level 2 camera inspection and write the report to be read by other people, such as your agent or the buyer. For staying, the report is more about what to do and when.

You decide who receives the report.

What the report names

Each part gets its name, its condition and its photo. Cap, crown, flashing, liner, damper, smoke chamber, firebox. Where the attic, crawlspace or roof sections can be reached, those are named too. Nothing is summarized away.

A Level 1 is a lighter look at the parts within reach. It does not include the camera.

Why NFPA 211 points to a sale

The NFPA 211 standard wants a Level 2 at the moment a property is transferred. The same standard asks for one after a flue fire, after a quake, or when the fuel is swapped. For a seller, then, the Level 2 is the inspection that matches the event, and a Level 1 does not.

What the inspection costs

A Level 2 is $390, and the lighter Level 1 is $55.

Level 2 flue scan
$390
Level 1 chimney check
$55

Repairs are sorted into now and later, and none is done without your yes.

Seller questions

Does the report say the chimney passes?

No. It names the condition of each part. No one grades a Level 2, and we cannot say how a sale will go.

Who can read the report?

You, your agent, the buyer, or any mix. You set the list.

Will you start repairs on the spot?

No. Repairs are quoted after the inspection and done only when you say yes.

Tell us: selling or staying?

Send the address and say you are selling. We will explain how the visit works.
