Why the split

A cap sits in plain view. A leak repair, a cricket and a gas insert follow a known path, so we can state a range for each before work begins. A crown, a liner or a firebox is different, because its condition below the surface decides the job. Quoting those blind would only be a guess, and a guess is no use to you.

Fixes with a price

These ranges are ours, and they are the only repair prices on this page.

  • A cap is $165 to $675
  • Leak repair costs $560 to $3,350
  • Cricket, $450 to $1,010; add a full flashing replacement and it becomes $675 to $1,650
  • Gas insert, $2,800 to $5,600

Fixes that wait for a look

Everything else is quoted after the inspection. That means the crown and liner, the chase cover and damper, bare flashing, mortar and brick, the smoke chamber and the firebox. We name the part, show its photo and explain the quote. Then we sort the repairs into now and later. Nothing is done without a yes.

What failed means

A Level 2 gets no grade from any agency. A failed item is a part that does not meet NFPA 211 or the city building code and wants repair before the fireplace is lit. If the house is being sold, the buyer may come back with a request, and the people in the deal settle it. Legal and contract questions are for a lawyer.

About repair pricing

Why can't you price a liner today?

Its cost depends on what the camera shows. We quote it after the inspection.

Do I have to do the repairs now?

We sort them into now and later, and nothing is done without your yes.

Does selling change the order of repairs?

It can. We ask selling or staying on the first call, and the report reflects the answer.
